About the Property
We were brought in on this project on the ground floor. This particular site was a large virgin wooded lot with old growth forest and significant ledge. We represented our clients before town officials and obtained all the necessary permits to build their dream home including complex conservation issues.
The next step in the process was to selectively clear and stump the proposed house site and dismantle and salvage 200-year old stone walls to be reused on the property. Moving forward, we handled all the engineering to develop the lot, including siting of the house, excavation and sub-drainage systems to handle surface and roof run-off, installation of all of the underground utilities, septic system installation, driveway layout, and the development of two artesian wells for both domestic and irrigation water supplies. As the home was being constructed we developed a comprehensive landscape plan that included a large Grecian gunite pool with an elaborate waterfall that cascaded into a custom Jacuzzi. Numerous large estate-sized ornamental trees were transplanted from our own nursery to this beautiful home site as the construction continued. Many of these trees required 30-ton cranes to lift, transport, and set them to create a park like estate. We designed and installed the gracious round granite steps and landing leading to the front door, as well as the many water-struck brick walkways with granite and bluestone medallion inlays. The winding driveway is cobblestone lined with cobble aprons at the garage entrance. The plantings are a combination of vibrant multi-colored evergreens, flowering trees and shrubs, perennials, and ground covers. A large 35-zone irrigation system with water provided by the on site private well ensures that this property will be efficiently and properly irrigated at a fraction of the cost of town or municipal water supplies.
